Common Roofing Problems

Ice dam at skylight and roof edges

Ice dams allow leakage through the roof into the soffit, fascia and wall. Leak can also develop at the interior of the building.
Damaged shingles

These asphalt shingles are near the end of it life and need to be replace.
Damaged slate shingle
Damaged wood shingle
Damaged clay tile shingle
Skylight leaks

Skylight without curbs are usually low quality and prone to leak

Common Flat Roof Problems

Blister due to heat or hail
Alligatoring (cracks)
Ridging and fish mouths
Gravel erosion
Seam opening
Modified Bitumen roofing damages
Ponding or no roof drains
EPDM damages

EPDM membrane is vulnerable against petroleum based products such as oil. The damage shown is caused by oil leaking from the HVAC unit.
Poor open valley flashing

Valley is subjected to heavy flushing during storm and snow accumulation. Metal flashing is normally used at roof valley.
Closed valley

Not as good as open valley with metal flashing, but still better than open valley with asphalt shingles.
Chimney flashing

Poor flashing around chimney is vulnerable to water penetration
Damaged Stack Flashing
Damaged soffit and fascia
