Common Wall Problems

Stucco cracking and damage
Leaky Stucco
Water damage due to weep screed lower than grade
Stucco weed screed or drip screed missing

A missing drip screed could lead to localized stucco damage
Step flashing on stucco wall on roof is required to prevent water damage
Insulbrick

Insulbrick consists of a fiberboard sheathing coated with tar and an embedded granular material. The surface is usually embossed and colored to look like brick or stone.

While it is reasonable quality siding, many installations are now deteriorated since the product has not been used for some time.
Wood siding damage

Wood will rot if it is in direct contact with soil

Common Deck and Stair Problems

Landings for stair

A minimum 3’ by 3’ landing should be provided in front of an entrance door.

Some jurisdictions allow a landing to be omitted where there are 3 risers or fewer for secondary entrances. However, this is not a considered as good practice.
Guard and handrails

Guard is required if the floor of the deck, porch or balcony is more than 24” ~30” above grade.

1 handrail is required on stair more than 3 risers.

2 handrails are required on stair with more than 3 risers and width more than 44”
Spindle and railings

Spindle spacing should be less than 4” apart and should be vertical that are not easily climbed by children.
Oversized breakers/fuse
Skirting

Skirting that does not allow good ventilation may cause rot of wood members.

Skirting prevent pests under deck.

Access panel is recommended.

Common Garage Problems

Gas proof & Heating duct

In Canada, attached garage should be designed to be gas proofing. If there is living space above garage, 2 coats of plaster or drywall is required for the ceiling.

All heating ductwork should be covered and insulated. There should be no supply or return registers
Man door attached to garage

Man door attached to garage must be exterior type door with self closer, tight fitted and weather stripped.
Garage man door step up

Garage man door should be 6” step up into house
Garage door sensor

Garage door openers require automatic reverse feature to prevent child being pinned.

Common Drainage Problems

Damaged or leaking gutter or downspout
Missing downspout on secondary roof

Water flowing over roof shingle can cause localized discoloration and premature damage
Exterior basement stairwell drain

A drain is required for snow and rain.

In addition, the exterior door should have a 4”-6” threshold to prevent water penetration.
Window wells drain

Window wells have drain that carry water from well to the storm sewer.

The drain may not be visible because it is below the gravel.

The window should be around 6” above the gravel.
